Road hierarchy

Main roads and internal roads at different widths, not a single token width. It tells you the layout was designed rather than subdivided.

Demarcation

Plot boundaries physically marked on the ground, not just on a PDF. You should be able to walk your own corners.

Services corridors

Water and drainage routed in the plan from the start. Retrofitting these after people move in is how layouts go bad.

A gated perimeter

A clear boundary with controlled entry. It matters for security and it matters for how the community develops.

Approvals in writing

NA order where applicable, NOC, clear title and a passed layout plan. Ask for all four by name.

Questions

What buyers ask us about residential plots.

It depends on whether you plan to build or to hold. If you intend to build a house, look at what the development control regulations allow on that plot before you fix a size. If you are holding, a common size in the local market resells more easily than an unusual one.

Inside the SIR, the development control regulations govern what and when you can build, and infrastructure needs to reach the plot. Outside the boundary those regulations do not apply, which is why some buyers prefer it. Ask specifically, for the specific plot.

Non agricultural. It is the order converting land from agricultural use, and without it you cannot legally build a house on it. Ask to see the order, not a verbal assurance.
