Real frontage
Visibility from a road that already carries traffic, not a road that is planned to. Existing traffic is worth more than promised traffic.

Who are the customers and where do they live now. If the honest answer is nobody yet, price the wait into your offer.

Large format units attract established operators. Cramped units attract short leases and empty shutters.

What buyers ask us about commercial plots.
It depends entirely on your horizon. Commercial value follows residential occupancy, and residential occupancy in Dholera is still being built. Buying early is cheaper and riskier. Buying later is dearer and safer. Both are defensible positions.
Nobody can tell you that honestly. Rental demand depends on a population that has not arrived yet. What you can do is compare the price against what the same money buys in an established market and decide whether the discount is worth the wait.
Highway frontage gives you existing traffic now. Inside the SIR gives you the planned city later. They are different bets and the right one depends on when you need the asset to perform.
