Six checks. Run all of them, on every plot, including the ones we show you.
The checks that matter
- Confirm the survey number and which town planning scheme it falls in.
- Check the land use zoning for that exact plot, not for the region.
- Ask for the title chain and get an independent legal opinion on it.
- Confirm whether the plot sits inside or outside the Activation Area.
- Ask what infrastructure physically reaches the plot today.
- Compare the price against recent registered transactions nearby.
Which TP scheme is it in?
Every plot in the SIR sits in exactly one of six town planning schemes. If a seller cannot name it, they cannot tell you what you may build either.
Inside or outside the SIR boundary?
Inside, the sanctioned land use and development control regulations apply. Outside, they do not. Both are legitimate. They are not the same thing and the price should reflect which one you are getting.
What does government approved mean here?
Used loosely, often very little. What matters is the survey number, the scheme, the zoning on that specific plot and a clean title chain. Ask for those four by name.
What is actually built within walking distance?
Not what is planned. What is standing. In most of Dholera the honest answer is very little, and that is the trade you are making.
Straight answers
The questions people actually ask us.
It can be, for money that does not need to move for five to ten years and for a buyer who checks the paperwork properly. It is a poor fit for anyone who needs liquidity, wants a quick flip, or is buying on a promised return figure. Anyone who answers this question with a percentage is guessing.
Parts of it are, and that is the honest answer. The Activation Area has roads, power, water and drainage in the ground. Outside it, a lot of the region is still open land with a plan over it. Which of those two you are buying changes everything.
Plenty of people are, and it is a reasonable position. Waiting costs you the early pricing and buys you certainty. Only you can price that trade. What we will not do is tell you the date is guaranteed.
Assume years, not months. Buyers here are fewer than in a city market, so an early exit usually means discounting. Treat it as money you do not need back quickly.
We will not give you a number. What we can show you is what has been built, what is committed, what is still only announced, and where the plot sits relative to all of it.
Non resident Indians can generally buy residential and commercial property in India, with agricultural land treated differently. The rules depend on your status and the land classification, so take advice specific to your case before you commit.
The title chain, the 7/12 extract and mutation entries, the NA order where applicable, the approved layout, the survey number and the land use for that survey number. If any of those cannot be produced, stop.
